Start by pulling together your key financial documents — W-2s, recent tax returns, paystubs, and bank statements. Then connect with a Republic State Mortgage loanofficer to get pre-qualified. You'll walk away knowing your real budget before you ever step into a showing.
Find Your Agent & Your Home
Partner with a real estate agent who knows your market inside and out. When you find the right home, submit your offer, schedule a home inspection, and keep your loan officer in the loop throughout — communication at this stage keeps everything on track.
Submit Your Loan Application
Once you're under contract, submit your signed purchase agreement along with any remaining documents your loan officer requests. You'll receive an official Loan Estimate outlining your rate, monthly payment, and closing costs. Review it carefully, ask questions, and confirm you're ready to move forward.
Processing Begins
Your file moves to our processing team, who will order the home appraisal and title work while organizing your documents for the underwriter. Respond quickly if were quest anything additional — a fast turn around on your end keeps your closing date intact.
Secure Homeowners Insurance
Don't wait on insurance — begin comparing homeowners policies early in the process. Coverage is required before your loan can close, so having it ready in advance prevents delays during underwriting or on closing day.
Underwriting Review
Our underwriter takes a thorough look at your complete loan file — verifying your credit, income, and assets. They may come back with a short list of final items needed. Once you have full approval, we coordinate with the title company andbegin preparing your closing package.
Review & Close
Your Closing Disclosure will arrive at least three days before your closing appointment —take time to read through the final numbers and flag any questions. Arrange your certified check or wire transfer for closing costs, show up ready to sign, and walk out a homeowner.
